Local house clearance service in Edgbaston
House clearances in Edgbaston usually come down to one of three situations: probate and end-of-life, landlord end-of-tenancy, or a downsizing move. We work sensitively in all three — sorting sentimental items, donating anything usable to local reuse networks, and only then removing what's left. Every Edgbaston clearance is quoted as a fixed price after a walk-round (in person or on WhatsApp video), and we cover the full B15, B16 area with a proper waste transfer note on completion.
Covering Calthorpe Estate, Five Ways, Rotton Park, Ladywood border and Bearwood Road end — and all of Edgbaston
Edgbaston's mix of large period villas around Calthorpe Estate and dense apartment blocks near Five Ways means jobs range from single-flat clearances to multi-room garden-and-garage clear-outs. Parking is generally on-street with residents' permit zones near the university and QE hospital, so we usually load close to the door with a spotter.
Your options in Edgbaston
Birmingham City Council's bulky waste service currently limits items per collection and lead times can run to a few weeks; a private same-day collection with LV81 is faster when you need a room emptied before a move or tenancy change.
Book us this morning and we're often with you the same afternoon. We'll lift from wherever it is — attic, back garden, side alley — sweep up after, and email you the waste transfer note. From £80.
If you'd rather do it yourself, the nearest tip is Tyseley HWRC (Birmingham City Council). Tyseley is Birmingham's main HWRC — booking is required and van/trailer permits apply.

What we take on a house clearance job in Edgbaston
We're a fully licensed Environment Agency waste carrier (registration CBDU486387), so almost everything a normal household or small business in Edgbaston needs shifting, we can shift. Here's the honest list — what usually goes on the van, and the handful of things we can't legally take.
- •Full property contents from Edgbaston homes — furniture, white goods, carpets, curtains, personal effects
- •Loft, garage, shed and outbuilding contents — including the awkward stuff hidden at the back
- •Kitchen contents including old appliances, crockery and food waste (bagged)
- •Garden clear-outs — furniture, pots, sheds (dismantled), fencing, decking offcuts
- •Sensitive material — we shred or securely dispose of paperwork on request
- •Asbestos — this needs a specialist licensed contractor and a separate consignment note
- •Clinical waste, needles or unused prescription medication
- •Loose paint, solvents or fuel (bring them to the local HWRC or a hazardous waste day)
- •Fixed kitchen or bathroom units where a plumber/electrician is needed first (we can co-ordinate)
A full Edgbaston clearance normally starts with a walk-round — in person or via WhatsApp video — so we can quote a fixed price rather than surprising you at the end. On the day, we work room-by-room, flag anything that looks valuable or sentimental before it goes near the van, donate what we can to local reuse networks, and only skip what genuinely can't be re-homed. You get photos, the waste transfer note and a broom-clean property.
Pricing in Edgbaston is from £80 and quoted as a fixed figure before we lift anything — no hourly clock, no doorstep re-negotiation. Payment is card, bank transfer or cash on completion, and you get a VAT-style receipt plus the Environment Agency waste transfer note by email the same evening.
