How Does a House Clearance Work? Step by Step

Last updated 23 July 2026 By the LV81 Removals team — Environment Agency registered waste carrier

How does a house clearance work, step by step?

    1. Quote — you send photos or a WhatsApp video walk-through, or we do a free in-person visit. We reply with a fixed price and a slot.
    2. Access — you confirm how we get in (you meet us, key with the neighbour, letting agent, solicitor). Parking is agreed in advance.
    3. Sorting — on arrival we walk each room with you and agree keep / donate / recycle / clear for every space.
    4. Lift and load — two loaders clear top-down, one Luton van at a time, straight to a licensed transfer station.
    5. Sweep-up and paperwork — every cleared room is swept and photographed. Your waste transfer note is emailed the same day.

What should I do before the crew arrives?

    • Label anything you're keeping — one sticker per room is enough.
    • Set aside paperwork, photos and jewellery in a box you take with you.
    • Empty the fridge and freezer the night before if practical (saves defrost time on the day).
    • Warn neighbours about van access on a terrace or narrow street.
    • Have keys / codes / gate access lined up for the loader team.

How long does a house clearance take?

What happens to the contents after they leave the property?

Loads go to a licensed transfer station, are tipped and sorted, and material moves on to reprocessors or charity partners. LV81 aims to divert around 95% from landfill — for the full picture, see our guide on what actually happens to your rubbish after collection.

    What paperwork will I get?

A fixed-price receipt and a waste transfer note, both by email the same day. Between them they cover HMRC / probate accounting, landlord deposit disputes and any duty-of-care check. Keep the WTN for two years.
